Construction & New Build Lending

Building a new home comes with a different lending process to buying an existing property. Construction loans are drawn down in stages as your build progresses, and not every lender handles this in the same way. We work with lenders experienced in construction lending and guide you through the progressive drawdown process so your build stays on track financially from consent through to code of compliance.

The Bay of Plenty is one of New Zealand's most active regions for new housing. Under the Western Bay of Plenty City and Regional Deal signed in May 2026, around 15,000 new homes are planned over the next decade across three key growth corridors:

  • Eastern corridor: Pāpāmoa East (Wairakei), Te Tumu, and Golden Sands, offering coastal living with new subdivisions continuing to release stages
  • Northern corridor: Ōmokoroa and Katikati, with Ōmokoroa rapidly expanding as a harbour-side commuter community and developments like Puna Rua underway

The main advantage of using a mortgage adviser is access. Instead of being limited to one bank’s products, a broker compares options across multiple lenders and recommends the loan that best fits your situation. A broker also handles the paperwork, liaises with the lender on your behalf, and can often negotiate better terms than you’d get walking into a bank on your own. The trade-off is that not all brokers have access to every lender, and the broker’s recommendation is based on the panel they work with. At OneStop Financial Solutions, we work with a wide panel of New Zealand lenders to ensure we’re giving you genuine choice.

Every lender has its own lending criteria and responsible lending obligations under the CCCFA. But different lenders assess income, expenses, and risk differently. Where one bank might say no or offer a lower amount, another may take a more favourable view of your situation. A broker knows which lenders are more flexible for your circumstances and can present your application in the best possible light, which can make a difference to the amount you’re approved for.

In most cases, no. Mortgage brokers in New Zealand are usually paid a commission by the lender when your loan settles, so there’s no cost to you. The interest rate and loan terms you receive are the same as if you’d gone directly to the lender. In some situations (such as complex or non-standard lending) a fee may apply, but this would always be discussed and agreed with you upfront before any work is done.

Often, yes. Because brokers place volume with lenders, they can sometimes negotiate rates or cash contributions that aren’t available to walk-in customers. A broker also knows which lenders are most competitive at any given time, so they can direct your application to the lender offering the best deal for your loan size, LVR, and situation. Even a small difference in rate can save thousands over the life of your mortgage.

Yes, you’re free to change mortgage brokers at any time. If you’ve already submitted an application through another broker, there may be some practical considerations (such as whether the lender will accept a new broker on an existing application) but there’s no contractual lock-in that prevents you from switching.
